Property Committee Projections Upon Moving Forward

Capital Needs Assessment:  Completed on November 11th, 2004, this document is an assessment of our property’s current and prospective capital needs.  As with any property with buildings of this age, substantial capital needs are anticipated in the coming years, a number of systems and components are at, or approaching, the end of their expected useful life.  This assessment describes anticipated near-term needs including major structural repair and stabilization of each building (Sanctuary, Parish Hall, Channing House); site paving, walkway, and landscaping improvements; handicap accessibility; apartment upgrades; and building exterior maintenance / and repair work.  A 20-year capital needs plan is provided with a total projected cost of $4,115,000.

Stained Glass Condition Survey:  Completed in February 2006 by Mary Clerkin Higgins, this survey provides a detailed description of our stained glass windows and their current condition.  Estimated cost of identified repairs is $188,000.

Steeple Assessment:  Completed on December 21st, 2004, this report provides a detailed assessment of the structural condition of our steeple and pinnacle.  Repair recommendations are provided with a total estimated cost to repair both set at $940,000.

Presidents’ Task Force Report:  In 2005, a committee was formed of those current members who had served as President of Channing Memorial Church to explore options for the development of our properties to achieve balance between income received and space available to the Congregation.  Three proposals were developed.
